Sectional Title Rehabilitation made simple

It's no longer necessary for me to be a Trustee and I've got our complex back on track!

Rehabilitation of a sectional title complex is fairly easy to accomplish IF you follow the steps below:
  • attend all your existing apathetic trustees meetings and ingratiate yourself until someone resigns/falls out and you are co-opted/elected as a trustee
  • ensure you have enough allies elected as well by the some means so that you hold the majority vote (if there are seven trustees - four holds the majority vote)
  • budget for absolutely everything that needs doing, get the budget passed at the next AGM and do everything as planned no matter what. You'll face opposition and criticism but the trustees duties first and foremost are to collect enough money to properly maintain and repair the common property. So, just say what must be done must be done and absolutely no-one can argue with that, so hold your ground
  • when asked why you are a trustee by any of the owners, look them straight in the eye and say 'I obviously like the abuse'
  • after some time has passed the minority group of trustees will be so disgruntled by being hamstrung that they will plot and plan to arrange a mutiny and go out on the 'campaign trail' to solicit enough owner support and nominations for them and new trustees to fill the whole quota prescribed at the next Annual General Meeting.
  • you and your allies then withdraw you consent to being nominated and stand by and watch the new trustees do the utmost to perform 'better' than the retiring majority
  • job done!
